RULES AND REGULATIONS
The intent of the moving rules and regulations is to provide an efficient moving and delivery procedure with the minimum amount of disturbance to other tenants and the operation of the building. The rules were created for the benefit of all tenants.
Any move that does not adhere to the following rules will not be allowed to enter the building or will be required to discontinue the move.
- HOURS
All moving will be done before 8:00 a.m. and after 6:00 pm , Monday through Friday, and all day on the weekends or holidays. All moves must be coordinated with the Property Management office. Mover may only block doors open if a property monitor has been employed for the monitoring of the move.
- PRIOR TO YOUR MOVE
The tenant should contact the property management office as soon as possible when planning a move or a large delivery into or out of the building. Elevator time will be scheduled and any other arrangements will be made.
Approximately two (2) weeks prior to the move, the moving or delivery company and Tenant should contact the Property Management office to schedule a walk-through of the proposed moving route through the building common area. The Tenant, the moving company and property management personnel should attend. The condition of the carpet, walls, doors and frames will be noted at that time.
- INSURANCE
Please see Insurance Requirements for all vendors
- PROTECTION OF BUILDING AREAS
The moving company must provide and use clean masonite for floors and corridors, and must provide and use padding in the elevator and on the building door frames, the elevator frame, corners and other easily damaged areas. The masonite should not be taped to carpet.
Any damage to the building or fixtures caused by the move will be repaired by the Building and paid for by the Tenant, who may then seek reimbursement from their moving company.
- SECURITY
Upon completion of the move, if completed prior to the time noted on the Moving Data Sheet, inform the property monitor so that building alarms may be re-set and building doors re-locked.
The property monitor will inspect the moving route for damage immediately after the completion of the move to determine any damage.
Property management reserves the right to require Tenant to hire an additional property monitor to observe the building entry door during the move. Property management will arrange for the property monitor and Tenant will reimburse costs upon presentation of invoice and time sheets.
- NEW TENANTS
Signage: Approximately 4 weeks prior to the Tenant's scheduled move-in date, please give property management the following information: main directory signage and suite signage language, exactly as it should read. This will give us adequate time so that your signs are in place when you move into your new offices.
Tenant Contact: The Tenant Emergency contact form located in the "Forms" section should be given to the property management office no later than two weeks after move-in.
Keys / Access Cards: Building access cards are available from the management office.
- TRASH REMOVAL
If you have excess trash from either the move-in or move-out of the building, or during the term of the lease, you must pre-arrange removal of the trash with the property management office. There is a charge of approximately $35.00 per half-hour for the janitorial time to remove and compact the trash.
We recommend that any and all trash generated as a result of the move be hauled off the property by the moving company during the same time as the move.
- FOR TENANTS VACATING THE BUILDING
Forwarding Address: If you are moving out of the building, please give your forwarding address, phone number and the name of a contact person to the property management office in the event we need to contact you.
Telephone Equipment / Cabling: If you are moving out of the building you must arrange with your telephone vendor to remove all telephone equipment and cabling from the vacated suite and the building telephone closet. Any equipment left will be removed and disposed of at Tenant's cost.
- MISCELLANEOUS
Delivery or removal of large items (i.e. furniture, file cabinets, storage material, and office systems): Tenants are required to follow moving instructions listed above.
Small items (i.e. paper supplies, coffee services, UPS, overnight mail services, messenger services) may be allowed via the service elevator during business hours. All deliveries / removals are limited to the side loading dock door. This will be enforced by the property monitors.
