475 Brannan participates in various energy conservation programs. Some of the programs require assistance of the tenants of the office buildings.
Water – The irrigation system is set at minimum usage required to maintain the landscaping at 475 Brannan. You may notice some brown areas from time to time as a result of the water conservation. The landscaping contractor makes weekly adjustments to accommodate the climate, repair vandalized sprinkler heads and to assist in conserving water.
Please report any dripping faucets or running toilets to the management office. Avoid the over use of water, including running faucets. If you have a plant maintenance service, ask them to be conservative in the water use. If your suite includes a kitchenette, sink or dishwasher, be sure to institute water conserving policies such as running the dishwasher only when fully loaded and on the short cycle.
Gas / Electricity – The building's heating, ventilation and air conditioning system is maintained and operated on energy saving levels while still providing the occupants of the building with a range of comfort as established by The American Society of Heating, Refrigerating and Air Conditioning Engineers. (An efficient HVAC system also uses water more efficiently.)
As part of the energy conservation program, we ask that tenants close the perimeter window drapes each evening and turn off the lights when leaving at the end of the day. The janitorial staff assists, as time permits, by closing drapes and turning off lights, however, we ask that tenants accept the primary responsibility for this policy.
The property also utilizes energy saving lamps, reflectors and ballasts in the light fixtures.
